What is an ADU?

An ADU is an Accessory Dwelling Unit with complete independent living facilities for one or more persons.

The State of California passed legislation allowing landlords and homeowners to build Accessory Dwelling Units (ADU). Dwelling units range from fully detached homes, existing structures and garage conversions into habitable and leasable spaces. We have completed and specialized in ADU Projects throughout Southern California with contractors, engineers and financing specialist to assist property owners to completion with estimates, permits and construction.

• Detached: The unit is detached to the primary structure.

• Converted Existing Space: Space (e.g., attached garage, storage area, or similar use, or an accessory structure) on the lot of the primary residence that is converted into an independent living unit.

• Junior Accessory Dwelling Unit (JADU): A specific type of conversion of existing space that is contained entirely within an existing or proposed single-family residence. Under 500 Sq.Ft.

Multi-Family Residential ADU Benefits
 

  • Increase the amount of rentable units in an apartment complex.

  • Provide a means for passive income for single family homes.

  • Increase property value.

  • Local agencies must allow up to two new constructed Detached ADU and/or Multiple ADU within the portions of multifamily structures that are not used as livable space, such as attached garages. Maximum allowable conversion units are up to 25% of the existing dwelling units.

Legislation is allowing at least 1 unit and/or up to 25% of your current number of units can be converted into attached ADUs - internal conversions 

Allowed Ratios According to Property Size

  • 1-7 Units : 1 attached 

  • 8-11 Units : 2 attached 

  • 12-15 Units : 3 attached

  • 16-19 Units : 4 attached

  • 20-23 Units : 5 attached 

Adding Detached Units 

  • Multifamily is eligible for up to 2 detached units 

  • Detached conversions or new construction is allowed 

  • Single Family Residents - Up to 1 ADU and 1 Junior ADU
